New NMMA Recreational Boating Industry Monthly Data Report Launches Today, Provides Exclusive Insights on Industry-Wide Sales and Economic Trends
NMMA announced today the launch of its new Recreational Boating Industry Monthly Data Report , including performance indicators on wholesale and retail sales of new powerboats and outboard engines, economic metrics, and interactive graphs illustrating historical trends. The reports from January to September 2024 are now available for download and will be released the first week of each month.
Cooling trend persists in Austin-area housing market
It has been a familiar refrain in the Central Texas housing market since mid-2022: there's good news for buyers who can afford to purchase a home.
However, the news may not be as great for sellers, some of whom are having to reduce prices as the market continues to cool, housing supply rises and prices ease in the fluctuating interest-rate environment.
That's the takeaway from the Austin Board of Realtors' latest monthly report for August and echoed by local industry experts and real estate agents.
In August, the number of homes for sale in the Austin-Round Rock region jumped by 15.4% compared to a year-ago August. The five-county region extends from Georgetown to San Marcos.
Across the area, 2,591 homes changed hands in August, 10.4% fewer than in August 2023, the board said.
Half of the houses that closed last month sold for more than $439,990, and half went for less, marking a 4.4% decrease in the median sales price, the board said.
Noa Levy, a real estate broker associate in Austin, said in her newsletter to clients this month that higher interest rates "have reduced purchasing power, particularly for first-time buyers, shrinking the pool of eligible buyers and slowing down sales."
"While Austin remains a highly desirable destination for buyers, sales have slowed, price reductions are more frequent, and homes are staying on the market longer. This year we've entered more of a buyer’s market, with lower offers being presented (and accepted!)," Levy wrote.
Although the latest market figures indicate more opportunity for buyers, home prices need to decrease further to significantly impact sales growth across the region, said Clare Knapp, housing economist for the Austin Board of Realtors.
“Buyers currently have more leverage in this market than previous years and it’s important for sellers to price their homes attainably to reflect current market conditions and attract more buyers,” Knapp said in a news release.
Mortgage rates fell last Thursday to their lowest level since April 2023 — 6.2% for a 30-year fixed-rate mortgage, down from 6.35% the week before, according to Freddie Mac. By comparison, the high was 7.8% last October.
Knapp said even if rates drop to 6%, "it would only provide a modest 2% boost in buyer purchasing power. In today’s market, a moderation of home prices — rather than interest rates — is what will drive sales.”
The sluggish August numbers were no surprise, said Eric Bramlett, a real estate broker who owns Bramlett Residential.
"The Fed's decision to delay rate drops has caused Austin's market to perform 'marginally worse' this year than last," Bramlett said.
"High mortgage rates, a poor job market and election anxiety are depressing the market," Bramlett said. "The good news is that the election will certainly end soon and mortgage rates are heading in the right direction, which should cause the market to begin improving soon. The remaining question is, "When will tech start hiring again?"
Rate cut outlook
If the Federal Reserve cuts interest rates Wednesday, as expected, the move will likely lead to a series of rate reductions continuing into 2025.
"The Fed lowering rates will have a steady trickle effect on all consumer lending rates, including mortgage loan rates," said David Medrano, senior loan officer and mortgage sales manager with First United Bank in Austin. "However, it's important to note that the anticipation of the Fed's initial rate cut may very well be baked into these rates that we've already seen improving over the last few weeks. This is just the beginning of rates coming down for us all."
The recent lowering of interest rates has led to an uptick in sales at some new residential developments, such as the 7-story Leland condo project planned by Intracorp at South Congress Avenue and Live Oak St.
The 265-unit project, named Leland South Congress, "has outperformed the market in terms of recent sales activity, including over 10 new sales in the last two weeks," said Brad Stein, Intracorp's president. These recent contracts have brought sales to more than 25% of the building before it has even broken ground, which is anticipated later this year.
Additionally, the moves by the Fed towards a soft landing for the economy "is expected to boost hiring in 2025, particularly in sectors like tech and construction, which are vital to Austin’s economy," Bramlett said in his newsletter.
More negotiating power for buyers
In her newsletter, Levy said that buyers are taking "a wait-and-see approach, cautious about overpaying in a market that could continue to correct."
"For the first time in years, buyers in Austin are regaining some leverage," Levy wrote. "With homes sitting longer and sellers reducing prices, buyers have the opportunity to negotiate better deals, especially in suburban and new construction markets. Cash buyers, in particular, are well-positioned to take advantage of the market conditions, as they can bypass high mortgage rates."
Bramlett agreed, saying that for buyers who "can handle today’s mortgage rates, which continue to affect affordability and overall buyer interest, you’re likely to have more negotiating power. Rates may decrease later this year, so it could be a good time to start looking while inventory remains high."
