Affordable Android phones used to be forced to make so many compromises to get to a low price. Luckily, that's no longer the case, as it's now harder to justify paying $1,000 or more for an Android smartphone unless it is a vital tool for work or a flashy flagship device.

Case in point: T-Mobile recently released the $250  Revvl 7 Pro 5G and I've spent about a month using it as a secondary daily driver. There's a lot to like here with this phone; so much so that its low price is rather shocking. You can even get it for free when you add a line or trade in any phone -- even one that doesn't work -- with a qualified plan.

The Revvl 7 Pro 5G is only available in one color called "Azurite Blue", a very dark blue with a matte finish and a bit of shimmer. The back panel and sides are plastic, but it doesn't feel cheap. 

The display is on the large side at 6.78 inches, but it's still overall smaller than most other large Android models out there such as the  Google Pixel 8 Pro and Samsung Galaxy S24 Ultra . Its thin form factor also makes it easier to handle and slide into a pocket.

Unlike other cheap Android phones, the Revvl 7 Pro supports 5G, NFC for Google Pay, and even wireless charging at 15W. The fingerprint sensor is in my favorite spot: along the right side in the power button, which also stands out in the classic T-Mobile magenta. 

Some classic elements are also present, including a 3.5mm audio port and a microSD card, making storage not much of a concern.

A fairly stock version of Android 14 powers the phone with just a few T-Mobile apps and a bit of bloatware that all can be removed in after you set up the phone. It's nice to see a phone without duplicate apps (I'm looking at you, Samsung) so that new phone owners can get used to a typical Android experience without all the distractions.

I used the phone as a media player, and was pleased with the Qualcomm Snapdragon 6 chip's performance when it came to movie playback. Also, the stereo speakers were surprisingly good for music and podcasts. All of the media lasted for several hours as well, thanks to the phone's robust 5,000 mAh battery capacity.

The camera on this phone, however, is clearly not the focus, as the photos it takes are just barely acceptable. The ultra-wide (5MP) and macro (2MP) cameras don't offer much, and even the 50MP main shooter doesn't have very good color accuracy, with many subjects appearing too bright. That said, in good lighting you can at least capture a clear shot, so it's better than nothing.

If you're looking for a solid phone that covers the basics, the Revvl 7 Pro 5G has solid cellular reception and enough features to act as a good first smartphone. Additionally, the large display is perfect for clear communications whether the user is young or old, and its large-capacity battery can last up to a couple of days, even with regular use.

ZDNET's buying advice

Low cost Android phones used to be an exercise in frustration. Today, phones like the T-Mobile Revvl 7 Pro 5G show that a company can get it right for a modest price, while offering an experience that highlights the services included in your plan. The small form factor, nearly 7-inch display, large battery capacity, and lovely AMOLED display make it hard to distinguish this phone from mid- and upper-range models two times the price.

The boat, which weighs 20 tons and is 42-feet long , has earned celebrity status. Hundreds of people have had their photo taken in front of the boat and just a many have signed the boat's hull or written a message . There was even a wedding held recently with the big boat serving a the backdrop.

The status of the boat hasn't changed since Hurricane Ian. In other words, it hasn't moved - at all. Not even when Hurricane Idalia brushed the coast last year. One reason "Batchelor Pad" is not going anywhere is there are still boats sunk in Estero Bay right behind it.

However, social media ha been filled with comments from people saying the boat should stay right where it is or be displayed nearby as a memorial to the worst hurricane to ever hit Southwest Florida.

Buyers Snap Up Aging and Empty Office Buildings for Deep Discounts

Bargain hunters are getting deals of up to 70 percent, a sign of the pain in the commercial property market that could lead to large losses for banks and investors in real-estate-backed loans.

A perfect storm of plunging property values for aging buildings, weak tenant demand coming out of the pandemic and high interest rates for new loans and refinancing has left the $2.4 trillion office building sector wobbling.

For some real estate investors, that may be a good thing.

Several big office buildings nationwide — including in Manhattan — have recently sold at steep discounts of as much as 70 percent to opportunistic buyers, who are gambling that they will score big profits when prices eventually rebound.

In April, a little-known firm, Yellowstone Real Estate Investments, paid $185 million for 1740 Broadway, a storied office tower near Columbus Circle in Manhattan. The investment giant Blackstone had paid $600 million for the building a decade earlier. And this week, two real estate firms snapped up a Midtown Manhattan tower for less than $50 million, according to Bloomberg .

Even though these are relatively small buyers, their emergence is a sign of the pain building in the U.S. commercial real estate market. Distressed deal-making is one of the more visible illustrations of trouble brewing in the sector that could lead to large losses for hundreds of banks and investors in real-estate-backed loans.

Isaac Hera, the chief executive of Yellowstone, said his firm was making deals based on calculations that “our current investments will not be adversely affected if office prices continue to drop.” Mr. Hera added, “We never try to time the markets.”

Some industry analysts have cautioned that the bargain hunting is the tip of the iceberg, more a sign of quick deal-making than an indication that prices of office buildings have hit rock bottom — especially ones built decades ago.

“Office vacancies are going to heights we have never seen before,” said Chad Littell, national director of U.S. capital markets analytics at CoStar, a commercial real estate data and research firm. “As vacancies are rising, it’s difficult to get debt for buying or developing an office.”

CoStar is predicting that 2024 and 2025 will be the two worst years on record for office buildings in terms of the amount of floor space that tenants are giving back or vacating across the country.

The full extent of problems might not be evident until much later, given the complex dynamics and competing incentives of players in the market — from lenders and tenants to buyers and sellers.

The troubles in the office sector began with the pandemic , which ushered in a lasting shift to remote work. Employers have since had to adjust to not having their workers in the office five days a week, leading many to downsize their office space. That has hit building owners, who depend on regular rents to pay off their mortgages.

Rising interest rates have made things only more difficult, with many owners reluctant to renegotiate financing deals or unable to afford new mortgages — especially if landlords don’t have enough rent-paying tenants. Some building owners have threatened to default on mortgages and walk away from their properties.

At the same time, lenders and investors in bonds backed by commercial real estate loans are trying to stave off foreclosures of buildings and having to incur big losses through distressed sales. Instead, many have given property owners more time, hoping they can recruit new tenants and restart mortgage payments. That strategy is keeping a lid on the number of distressed buildings currently up for sale. But at some point, foreclosures and distressed sales become inevitable, and that is happening in New York, Chicago and Los Angeles.

So far this year, the mortgages of 16 office buildings packaged into commercial real estate bonds were foreclosed on or extinguished — resulting in $500 million in losses for investors nationally, according to Trepp, a data and research firm. Last year, 26 mortgages packaged into bonds were foreclosed on or extinguished, resulting in $265 million in losses for investors.

The dollar value of those losses is small given that about $171 billion worth of office building mortgages has been packaged into bonds. But Trepp has placed more than a quarter of those loans on a watch list for potential problems — meaning more distressed sales could be in the offing.

Most bargain hunters are paying all cash for office buildings because lenders are more focused on shedding portfolios of troubled loans and less open to taking on new debt, industry experts said. Those buyers are often content to wait for interest rates to come down before locking themselves into the customary 10-year loan for financing an office building transaction.

Mr. Hera of Yellowstone said he preferred cash-buying when dealing with distressed sellers because deals closed quicker. He added that his firm, which relies on money from pension funds and wealthy investors, had “hundreds of millions of dollars” to buy other properties or loans.

Yellowstone bought 1740 Broadway, a largely vacant building, with plans to potentially convert some floors to apartments, Mr. Hera said. A Blackstone fund had paid $600 million in 2014 for the historic building, once occupied by the Mutual Life Insurance Company of New York and nicknamed the “MONY” building .

The Blackstone purchase was partly financed by a $308 million mortgage from Deutsche Bank, which was later rolled into a commercial real estate bond that was sold to investors. Blackstone said that it had written off its stake in the building three years ago, around the time big tenants began to leave during the pandemic, and that the effects on its investors were limited. Some investors in the bond backing 1740 Broadway also suffered losses because the $185 million that Yellowstone paid was well below the value of the mortgage.

TPG and its business partner, GFP Real Estate, also plan to convert the largely empty 27-story building that they acquired at 222 Broadway for $147.5 million into apartments, a person briefed on the matter said. GFP is part of an ownership group that also plans to convert the historic Flatiron building in Manhattan to apartments.

Many in the real estate business see converting office buildings into apartments as a way to deal with the need for more housing in cities and the decreased demand for office space. But conversions are costly, and not all buildings are easy to retrofit.

Both Yellowstone and TPG picked up the two buildings on Broadway at a price that was roughly a 70 percent discount to what those buildings were last sold for about a decade ago.

Robert Sarver, a real estate developer and former owner of the National Basketball Association’s Phoenix Suns, is using some of his personal fortune to invest in office buildings. Mr. Sarver’s family money backs a Phoenix-based investment firm, 3Edgewood, which last year acquired office properties in Dallas and Houston in all-cash deals.

Mr. Sarver sold the Suns and a professional women’s basketball team two years ago after an investigation by the N.B.A. into allegations of mistreating employees and having used racial slurs. He reportedly sold the two teams for $4 billion. Mr. Sarver declined to discuss the deal.

In October, Mr. Sarver’s firm paid about $580 million in cash for a relatively new office and retail complex in suburban Dallas. Seven years earlier, the complex sold for more than $733 million, according to CoStar data.

Timothy Sloan, a former chief executive of Wells Fargo and vice chairman of the investment firm Fortress, said it was too early for most institutional investors to start buying office buildings — even at distressed prices.

“You could see wealthy people buying empty office buildings,” Mr. Sloan said. “But they can afford to take the long view where an investment fund can’t.”

Another thing holding back distressed buying is that so many aging properties need big capital investments to provide the kind of amenities that tenants are looking for or to pay to convert those buildings to residential apartments.

Jeffrey Kaplan, a founder of Meadow Partners, a $6.2 billion real estate manager, said it was hard to get too excited about buying an older office building that did not have the amenities of a newly constructed one — even at a distressed price.

“Some of these buildings, I just don’t know what happens,” Mr. Kaplan said. “It’s not feasible to convert all these ‘meh’ office buildings into residential. It’s still too expensive in a lot of cases.”

Zvenigorod's most famous sight is the Savvino-Storozhevsky Monastery, which was founded in 1398 by the monk Savva from the Troitse-Sergieva Lavra, at the invitation and with the support of Prince Yury Dmitrievich of Zvenigorod. Savva was later canonised as St Sabbas (Savva) of Storozhev. The monastery late flourished under the reign of Tsar Alexis, who chose the monastery as his family church and often went on pilgrimage there and made lots of donations to it. Most of the monastery’s buildings date from this time. The monastery is heavily fortified with thick walls and six towers, the most impressive of which is the Krasny Tower which also serves as the eastern entrance. The monastery was closed in 1918 and only reopened in 1995. In 1998 Patriarch Alexius II took part in a service to return the relics of St Sabbas to the monastery. Today the monastery has the status of a stauropegic monastery, which is second in status to a lavra. In addition to being a working monastery, it also holds the Zvenigorod Historical, Architectural and Art Museum.

Belfry and Neighbouring Churches

Located near the main entrance is the monastery's belfry which is perhaps the calling card of the monastery due to its uniqueness. It was built in the 1650s and the St Sergius of Radonezh’s Church was opened on the middle tier in the mid-17th century, although it was originally dedicated to the Trinity. The belfry's 35-tonne Great Bladgovestny Bell fell in 1941 and was only restored and returned in 2003. Attached to the belfry is a large refectory and the Transfiguration Church, both of which were built on the orders of Tsar Alexis in the 1650s.

To the left of the belfry is another, smaller, refectory which is attached to the Trinity Gate-Church, which was also constructed in the 1650s on the orders of Tsar Alexis who made it his own family church. The church is elaborately decorated with colourful trims and underneath the archway is a beautiful 19th century fresco.

Nativity of Virgin Mary Cathedral

The Nativity of Virgin Mary Cathedral is the oldest building in the monastery and among the oldest buildings in the Moscow Region. It was built between 1404 and 1405 during the lifetime of St Sabbas and using the funds of Prince Yury of Zvenigorod. The white-stone cathedral is a standard four-pillar design with a single golden dome. After the death of St Sabbas he was interred in the cathedral and a new altar dedicated to him was added.

Under the reign of Tsar Alexis the cathedral was decorated with frescoes by Stepan Ryazanets, some of which remain today. Tsar Alexis also presented the cathedral with a five-tier iconostasis, the top row of icons have been preserved.

Philippines demands China return rifles and pay for boat damage after hostilities

The Philippine military chief has demanded China return several rifles and equipment seized by the Chinese coast guard in a disputed shoal and pay for damage in an assault he likened to an act of piracy in the South China Sea

MANILA, Philippines -- The Philippine military chief demanded Wednesday that China return several rifles and equipment seized by the Chinese coast guard in a disputed shoal and pay for damages in an assault he likened to an act of piracy in the South China Sea.

Chinese personnel on board more than eight motorboats repeatedly rammed then boarded the two Philippine navy inflatable boats Monday to prevent Filipino navy personnel from transferring food and other supplies including firearms to a Philippine territorial outpost in Second Thomas Shoal, which is also claimed by Beijing, according to Philippine officials.

After a scuffle and repeated collisions, the Chinese seized the boats and damaged them with machetes, knives and hammers. They also seized eight M4 rifles, which were packed in cases, navigation equipment and other supplies and wounded a number of Filipino navy personnel, including one who lost his right thumb, two Philippine security officials told The Associated on Tuesday.

The two officials spoke on condition of anonymity because of a lack of authority to discuss the sensitive conflict publicly.

Video and photographs issued by the Philippine military Wednesday night show the chaotic faceoff at the shoal, with Chinese personnel onboard boats brandishing knives, axe and sticks while surrounding two Philippine navy supply boats beside Manila's ship outpost. Sirens blare constantly as both sides yell at each other and the Chinese smash the Philippine navy boat with a pole and grab what appears to be a bag with a stick.

"We are demanding that the Chinese return our rifles and our equipment and we’re also demanding that they pay for the damage they caused,” Gen. Romeo Brawner Jr., head of the Philippine armed forces, said in a news conference in western Palawan province, where he pinned a medal on the wounded navy officer.

“They boarded our boats illegally and seized our equipment,” Brawner said. “They’re now like pirates with this kind of actions.”

Armed with long knives and machetes, the Chinese coast guard personnel tried to beat the unarmed Filipinos, who resisted with their bare hands by parrying the blows and pushing back the Chinese, Brawner said. “Our objective is also to prevent war.”

Some of the Chinese pointed their knives at the Filipino navy personnel, he said.

China blamed the Philippines for the confrontation, saying the Filipino personnel “trespassed” into the shoal in defiance of its warnings.

“This is the direct cause of the incident,” Foreign Ministry spokesperson Lin Jian said in Beijing. “The Chinese coast guard at the scene has taken professional law-enforcement measures with restraint aimed at stopping the illegal supply mission by the Philippine vessels and no direct measures were taken against the Philippine personnel.”

The United States renewed a warning Tuesday that it is obligated to defend the Philippines, a treaty ally.

Second Thomas Shoal, part of the disputed Spratly Islands, has been occupied by a small Philippine navy contingent aboard a grounded warship that has been closely monitored by China’s coast guard and navy in a yearslong territorial standoff. China claims the South China Sea virtually in its entirety.

There is fear that disputes in the South China Sea, long regarded as an Asian flashpoint, could escalate and pit the United States and China in a larger conflict. Aside from China and the Philippines, Vietnam, Malaysia, Brunei and Taiwan have conflicting territorial claims in the busy waterway.

Since last year, hostilities between China and the Philippines have escalated in the disputed waters, particularly in Second Thomas Shoal , which is less than 200 nautical miles (370 kilometers) from the Philippine coast and where the BRP Sierra Madre, now encrusted with rust, was deliberately grounded in 1999 to create a territorial outpost. The ship remains an actively commissioned military vessel, meaning an attack on it could be considered by the Philippines as an act of war.

Mayo clinic faces worker distress as employees bargain, unionize.

ROCHESTER – Cheryl Tran wasn't even supposed to be at work the day union members picketed outside of St. Marys Hospital.

A facilities worker at Mayo Clinic for more than 40 years, Tran had the week off but showed up to picket on May 28 as hospital support staffers negotiate their latest contract with Mayo.

"It's time we get some fair wages, staffing, break times," Tran said. "It's been a struggle."

Mayo Clinic is one of the world's top hospitals, but hundreds of Rochester workers say the medical system isn't treating its workers like they're world-class.

About 1,600 unionized clinical technicians, personal care attendants, janitors and others are seeking at least $20-per-hour wages, in line with other hospitals around Minnesota. Rochester nurses are looking into unionizing, which would create a union with more than 6,500 members in Minnesota's third-largest city.

Meanwhile, thousands more workers are set to come to Rochester as Mayo builds its $5 billion expansion downtown.

Mayo officials "treat our physicians like royalty," said Tiffany Lawler of the Med City Nursing Alliance, a group of nurses spearheading the unionization effort in Rochester. "I wish they could treat their nursing staff as well."

In a statement, Mayo said its leaders are continuing to address some staffing areas, but are proud of the medical system's recruitment and retention record, which includes hiring more than 750 nurses last year.

"Nothing is more important to us than ensuring we provide the best possible care for our patients, supported by a workplace that remains a destination for top talent," said Mayo spokeswoman Andrea Kalmanovitz.

Mayo, like other hospitals, was hit hard during COVID by mounting medical workforce shortages as staff burned out or retired. A 2022 report from the Minnesota Department of Employment and Economic Development found more than 45,000 job vacancies in the medical field alone.

But there are early signs the shortages are turning around . The Minnesota Hospital Association's most recent annual jobs report found hospitals around the state added more than 1,100 new employees than staff who left in 2022 — the first overall net worker gain since before the pandemic.

'They were venting, they were crying'

The staffing rebound can't come soon enough for Mayo workers, who say the medical system doesn't have enough workers to maintain patient care standards.

Karrie Ellingson, a personal care attendant and a member of the SEIU bargaining team at St. Marys, said her department needs 28 attendants to serve about 150 patients on average each day.

"We consistently have been working 30 percent short every day, not including PCAs who may call in ill," she said.

Ashley Rohwer, a certified surgical technologist at Mayo for almost two decades, said in her department at St. Marys, union and nonunion workers put in a combined average of 30 hours of overtime each day.

"Most employees if they're [scheduled] at an eight-hour shift on a regular basis, most of them are working 12-hour shifts," she said.

Lawler started to look into unionizing after Mayo Clinic threatened to move its multibillion-dollar expansion plans out of Minnesota during the Minnesota Legislature's 2023 session.

A Mayo lobbyist emailed Gov. Tim Walz and warned that the project could have been in jeopardy if he signed state legislation regulating hospital nurse staffing and penalizing hospitals with excessive cost growth. The legislation would have required hospitals to set up committees — with nurses making up 35% of the membership — to set staffing levels and reduce nurses' workloads.

Mayo officials told workers the bills would have hurt operations, but Lawler said she thought they would have helped nurses have more input and protections.

"Our Legislature let us down just as much as the hospital," she said.

Union workers at St. Marys Hospital in Rochester deliver a petition to hospital leaders on May 8, urging them to consider better wages, less mandatory overtime and safer workloads for almost 1,600 SEIU members at the hospital.

A focus group on practice changes at Mayo gave Lawler a stark look at other nursing units inside St. Marys. As a labor and delivery nurse, Lawler said she saw few organizational issues — staffing wasn't an issue and mandatory overtime only happened three or four times a year.

That wasn't the case in other departments. The focus group of about 15 nurses revealed ongoing stress from staff shortages, an increase in events where patients become more ill or died, and a surplus of overtime across the board.

"They were venting, they were crying, they were saying how broken they were, how they were leaving the profession," Lawler said. "The staffing situations they were in, the moral distress for not being able to care for patients they way they want in order to feel like they're doing their job as a caregiver, their needs were not being met."

Mayo officials have in the past defended the Rochester hospital's medical record, emphasizing its reputation as a prominent health care center. A recent state report on preventable errors in hospitals across Minnesota showed Mayo Clinic's number of errors decreased in the last 12-month period surveyed ending in October — 53 events in the most recent report compared to 63 events from October 2021 to October 2022.

What the future holds

In April, Mayo officials said in a letter to nurses that a union could lead to limited work flexibility and cause more workforce issues. Sherry Wolf, Mayo's chief nursing officer, said at the time the hospital system prefers to have a direct relationship with staff.

"Working together directly helps our teams excel when caring for patients, improving processes or solving problems," Wolf said. "Each staff member plays a role in that meaningful work. In the union environment, many important decisions will be subject to negotiation. Union engagement does not guarantee a specific result."

The Med City Nursing Alliance hosted a silent march last month to honor nurses. The group plans to collect more information this summer about organizing a union and potentially hold a vote this fall.

Lawler said Rochester Mayo Clinic nurses will likely form their own union instead of going through the Minnesota Nurses Association, in part due to the number of nurses at Mayo.

SEIU workers have been in bargaining for a new contract since February. Among their goals: wage increases, floating holidays for Jewish or other non-Christian staff and more designated break times.

Mayo has most recently proposed a 3.5% wage increase in the first year of the new contract, with another 1.5% in 2025 and 2.25% in 2026. That could mean slight wage increases of less than a dollar for some workers, according to Hallie Wallace, SEIU's lead negotiator.

A bargaining meeting Thursday broke down as union officials and Mayo leadership couldn't find common ground on wage proposals, or even on how long the union's next contract should be. SEIU wants a two-year contract to renegotiate wages sooner, while Mayo reportedly won't budge on a three-year deal.

SEIU members will vote next week on whether to enter arbitration.

Mayo officials in a statement said they're committed to reaching "a mutually beneficial agreement."

"We have reached tentative agreement on several topics, and we will continue to negotiate in good faith. We hope SEIU does the same, and we have historically been able to resolve our negotiations amicably," officials said.

Union workers recently voted to abandon their arbitration agreement in favor of the right to strike during the next round of negotiations two to three years from now. The agreement has been in place between Mayo and SEIU since the 1970s.

Wallace said that's due in part to worker frustrations around bargaining this time around.

"It will give us an immense amount of pressure in our next round of negotiations in a way that we've never had," Wallace said. "I think even our members just saying the word strike … terrifies them."
